Welcome Script – Initial Call

Recently, you signed up on GetEveryHomeNow to see homes for sale in the Chicago area.  

 

I’m just calling to welcome you[1]… and to explain a couple of important search features… do you have a quick moment?  (X) Great 

 

          If no time >>>  When would you have 2 minutes for some pointers?

 

Through the service, you have access to over 70,000 local listings, that’s the same data that agents use… and it can be overwhelming… so I want to give you a couple of pointers:

1.     First, the system updates data hourly.  Unlike other Web sites, you’ll never waste your time looking at homes that sold months ago.

2.     Second, on each listing you’ll see a “STATUS” field.  “ACTV” means the home is active and the seller has not accepted an offer, yet.  “CTG” means the seller has accepted an offer, but it’s contingent on something.  Most people focus on active listings.

3.     Finally, the service sends new listings to you that qualify for your search, sometimes within an hour of them being posted on the MLS.  This gives you a huge advantage.  We’ve helped our clients buy incredible homes before most buyers knew they were available.  The tradeoff is photos.  It could take up to 10 days for photos to be taken and posted to the MLS.  You’ll see photos as soon as they are posted to the MLS.

 

(Name), to better serve you, I need to ask you a few quick questions… when do you plan on moving?  (X)  Great!

 

Why are you moving?  (X)  Good.

 

Do you have a home to sell?  (X)  Excellent.

 

Have you already been Pre-Approved[2] for a loan?  (X) Great!

 

When you move… where would you move to[3]?  (X)  Terrific.

 

And when would that be[4]? (X months) Good.

 

If 3 months or less continue else go to Wrap-Up.

 

 

Obviously… you realize it could take 1 to 6 months in this market to buy/sell a home… did you know that? 

 

So… my question is… do you want to be moved-in in (X[5]) months… or do you want to start looking at that time?  (Moved-in) Terrific

[2] I recommend that we not get bogged down in any area, such as pushing for them to get a competitive bid if they already have a loan provider, because we want to set a tone of building rapport and ask for the appointment not the business.  I’d suggest that if they already have a lender, then we let the agent cross sell the idea of a competitive bid.  Likewise our lending partners can cross sell our agents, though both must be mindful of written contractual relationships.
